A feasibility study is a comprehensive pricing and process overview that typically requires an approximately 1 hour meeting with John-Luke to review. During this meeting you will be reviewing the design, interior design, and construction pricing, processes, and design examples for each phase straight from the desk of Jesse Sahlani. We are able to offer this level of detail for each project we believe is a good fit for this first step as a result of having the in-house resources and experience in completing approximately 1,700 design and 350 construction projects successfully across the GTA.

Sensus Design and Build is run collaboratively by John-Luke and Jesse Sahlani. Every project our firm commits to is a reflection of their design, planning, and execution efforts. To that end, every project these brothers commit to is a passion project that they design detail by detail alongside their clients. Most decisions happen through the design and interior design process, while others happen through the construction process. When we commit to a project we recognize that it is meant to be an evolving body of work that will improve with time and additional thought about specific features.

Every project is different from an infrastructural, structural, and design perspective with ranging levels of complexity and detail. With that said, our services are best used for projects ranging from the $750,000 range in construction costs and up, as this price point would signify that the project is of a large scale scope in todays market.

The design process for every project is different depending on whether the lot is an irregular shape, natural features of the lot including trees and topography, and the zoning by-law implications of the proposal we are making for the property. A good range to follow is that the average design project takes between 4-8 months depending on the above notes factors. Interior design will be undertaken as well as other planning activities concurrently during the later phases of the initial design submission process.

The construction process for an average 3-3,500 square foot custom home will typically take between 8-11 months to complete. A range of factors can influence and more definitive timeline estimates are provided upon the completion of your design, and interior design bodies of work.
